Over the years, the investment partners of Summit Management Services, Inc. have enjoyed superior returns investing in multi-family properties managed by SMSI.  Our properties have provided attractive ­cash-on-cash returns, IRR and tax advantages through acquisition, operations, renovations, refinancing and sale of apartment communities.  Our acquisition strategy is simple; identify locations that are emerging growth markets due to people moving there for lifestyle changes.  We then identify the right properties in the right neighborhoods with the potential for attractive risk-adjusted returns.


Summit MultiCapital, LLC, (“SMC”) is the acquisition and financing arm of SMSI. Our executive structure and expertise in multi-family agency financing (FHA , Fannie Mae and Freddie Mac) allows us to increase portfolio performance through an aggressive acquisition program that targets opportunities created by current market conditions and historically low interest rates.

SMC conducts on-going market research to identify new markets that warrant consideration, as well as existing portfolio markets to monitor the health of economic and multifamily industry conditions. SMC also evaluates portfolio performance to determine if a refinance or property sale will enhance investment return performance.


The executive management team of Summit MultiCapital, LLC each possesses an average of 20 years of real estate acquisition and management experience. The team is experienced in investing through all phases of the real estate cycle and managing the opportunities and risks presented with each phase and investment.  Combined with Summit Management, who is responsible for the day to day operations management of each property, SMC and Summit Management provide a broad management team focused on maximizing the IRR to their investment partners.

  • Headquartered in Akron, OH, Summit Management has three regional offices in Akron, a Western Regional Office in Fort Collins located near Boulder, CO and an Eastern Regional Office in Mooresville near Charlotte, NC.

We offer both all-cash transactions or will assume existing financing on Class “A” construction, value add opportunities, and student housing properties of 200 units or larger. We target properties in secondary and tertiary markets that are growing due to economic shifts and lifestyle changes and exhibit vibrant employment conditions. Our 2016 target markets are:
